H O L I D A Y     H O M E     P A R K

RULES 2012 SEASON

These rules are designed so that the amenities of the park may be preserved for all to enjoy, and observance of them will result in the minimum of interference and the maximum of pleasure.

1. Right of admission reserved.

2. Only vans of proprietary manufacture or other suitable vans approved by the proprietor will be admitted. All Mobile Homes must be clean and kept in good repair structurally and decoratively. Mobile Homes over 15 years cannot remain on the park.

2.1. Management insists that all Mobile Homes are washed well in advance of the main season.

3. Mobile Homes must be placed exactly as requested by the management and moved to new positions as requested at any time.

4. Cars must drive only on the road and not across the grass. There is a speed limit of 5kmph on the park and this must be strictly observed at all times.

5. The proprietor may specify the number of persons who may sleep in Mobile Homes, especially when in the proprietor's opinion the Mobile Home is overcrowded.

6. Tents, or supplementary structures, of wood, canvas or other material may not be erected in, or around, the Mobile Homes.

7. Trees, plants, shrubs and flowers. These are cultivated for everyone's pleasure. Please ensure that they are not damaged, pulled up or cut.

8. All refuse including vegetable peelings, tea leaves etc., must have all liquid drained off and be deposited in the bin and not down the drains. All refuse must be placed in refuse sacks and tied.

9. The ground under the van must be kept clean at all times.

10. Dogs may be permitted at proprietor's discretion, provided they are clean and well trained. They must be placed on a lead at all times. Vicious, or threatening dogs are totally banned. Any dog seen loose must be removed from the site.

11. Will visitors and occupants please remember that they are not the only ones on the park. There are possibly young children asleep, or elderly people trying to rest. Radios must be kept on low volume at all times. There must be no undue noise between 10.00 p.m. and 8.00 a.m. The playgrounds and public areas, etc. are closed at 10.00 p.m. and all children are to be off the park by 11.00 p.m.

12. Residents are responsible for the behaviour of their visitors who must comply with the park rules.

12.1. No children of any age are allowed to use their parents’ mobile without parental supervision.

12.2. The management does not allow washing to be hung between the trees, or on hedges. Revolving lines only are permitted and must be placed at rear of Mobile Homes.

13. Residents must not cause offence to others on the park.

14. External fires are strictly forbidden. No excavation for any purpose may be carried out on the park.

15. To ensure a high standard of behaviour, the management has the authority to order those that breach the rules to leave the park. In this event, the management is under no obligation to refund in whole, or in part, the site fees.

16. Mobile Homes may not be used during the period of free winter storage - from 1st January to 14th March in each year.

17. The management, their agents or employees, may, if necessary, enter the occupier's Mobile Home at all reasonable times to carry out emergency electrical repairs, or water damage review and/or repair.

18. Management shall not be liable for any failure of, or loss or damage arising from any failure of, electricity supply, or of any fluctuation or variation of the voltage at the occupier's terminal.

19. Management shall have the right (a) to interrupt the electrical supply to occupier's Mobile Home for maintenance and repair of equipment, or the connection of other Mobile Home, caravans or equipment to management's electrical supply and (b) to limit the amperage of electrical current at the occupier's terminal. In such cases, notices shall be given to the occupier whenever possible.

20. Entrance and exit gates must be used and the climbing of fences, or hedges, is strictly forbidden.

Liability

21. Vehicles and Mobile Homes are admitted to the park on condition that the management shall not be liable for loss or damage to (a) any vehicle or Mobile Home; (b) anything in or about any vehicle or Mobile Home, however such loss or damage may be caused. The Management accepts no responsibility for any injury to, or damage sustained by, any person while on the park, however caused.

Insurance

22. All owners must have a spare key in the site office in case of emergency.

Transfer Of Sites

23. The right to place a Mobile Home on the site allotted is personal to the Mobile Home owner and may not be sold, assigned, or sub-let, i.e. purchase of a Mobile Home does not carry with it the right to retain that Mobile Home on the park.

24. No trading whatsoever is permitted by person in the Park. The introduction of any outside trading interest is strictly forbidden.

Sub -Letting

25. No sub-letting will be allowed. Any Mobile Home owners, who sub-let during the season, will be removed from the site and suffer the loss of the connection fee.

26. This practice is strictly forbidden and, if attempted, will be dealt with severely. The owner of the Mobile Home sub-let will be asked to remove same within twelve (12) hours of discovery. Should the owner fail to comply, the management has the right to remove same from the Park. All costs incurred in the removal will be borne by the owner.

The refundable connection fee will be declared forfeited in order to defray costs and consequential inconvenience.

The management permits each owner to give the use of their homes to other members of their immediate family (brothers, sisters or parents) PROVIDED the names of these people have been given to management before May 1st. Any person using the Mobile Home without the above arrangements being made will be judged paying customers and will be treated as a breach of the above rules.

Sales

27. Sales of sites by any customer is strictly forbidden. If a customer is leaving the Park and wishes to dispose of their Mobile Home, it can be done in two (2) ways:

27.1. The management will arrange a buyer, suitable to the management, to take over the MobileHome on its original site. As compensation for the loss of a sale on this site the refundable connection fee will be retained for us.

27.2. The owner may remove Mobile Home from site and offer it for sale on another location. They are then entitled to a refund of connection fee less cost of removing Home from site.

Please note that the purchase of Mobile Homes from outside agents/suppliers is prohibited.

Ventilation And Condensation

28. Ventilation of a Mobile Home is more important than in a brick building, as the insulation properties of the materials used are lower than those for a cavity wall.

28.1. Fixed ventilators are provided to produce a circulating air current to rid the interior of smelly and humid air. If this air is not expelled it will settle on the lower parts of the interior walls and in the cupboards to form condensation.

28.2. During inclement weather the windows may have to be opened only slightly to supplement the ventilation systems.

28.3. During cold weather the fire should be tumed up to give off plenty of heat to force out humid air and prevent condensation. If this damp air is not expelled it will produce a damp atmosphere that, in turn, requires even more heat to be generated to warm the interior.

28.4. If the Mobile Home is to be left unoccupied for any length of time, the wardrobe doors and all communicating doors should be left open to allow an uninterrupted flow of air to circulate throughout the interior. It is important that all ventilators are kept unobstructed, especially at floor level (N.B. remember that gas is heavier than air).

28.5. Roof gutterings must be kept clear of any obstructions such as leaves, etc.

Electrical System

29. Periodically, preferably not less than once a year, the electrical installation should be inspected/tested and a report on its condition obtained, as prescribed on the regulations for the Electrical Equipment of Buildings published by the Institution of Electrical Engineers. Please do read the leaflet regarding the operation of the equipment supplied so as to ensure you are familiar with the use and care of the appliances.

Winter Care

Draining the Water System

30. 30. Whenever the Mobile Home is to be left unoccupied for any length of time (and each evening if used during extreme frosty  weather), it is essential to drain the water system by following this simple procedure:

30.1. TURN OFF THE GAS SUPPLY.

30.2. TURN OFF THE WATER SUPPLY.

30.3. LOCATE THE DRAIN COCKS UNDER THE MOBILE HOME AND OPEN THEM.

30.4. TURN ON ALL THE TAPS IN THE MOBILE HOME, INCLUDING THE SHOWER, AND LEAVE THE SHOWER-HEAD DOWN IN THE SHOWER TRAY, AND LEAVE ALL TAPS OPEN.

30.5. DRAIN WATER HEATER. SOME WATER HEATER MANUFACTURERS RECOMMEND THE COMPLETE REMOVAL OF THE WATER HEATER DURING THE WINTER PERIOD. THIS SHOULD BE STORED IN A DRY PLACE TO PREVENT CORROSION.

30.6. DRAIN OFF THE TOILET. TURN OFF THE WATER, THEN FLUSH, AND PUT SOME ANTI-FREEZE IN TO MAKE SURE THAT ANY TRAPPED WATER WILL NOT FREEZE, OR MOP OUT THE 'S' BEND COMPLETELY.

It is also well worth while to take the precaution of ensuring that all exposed piping is adequately lagged. When returning to your Mobile Home, reverse the procedure outlined above and the system is again ready for use.

Adopting this simple policy will help to ensure the life and the efficiency of the system.

Winter Storage

31. The following precautions should be taken:

31.1. Remove soft furnishing and drapes to protect them from damp.

31.2. Stand the seat cushions on end to allow air to circulate around them.

31.3. Clean and empty the refrigerator and wedge the door open. Do not leave any tins of food as they will rust during the winter months.

31.4. Removed all particles of food that might attract vermin.

31.5. Ensure all fixed ventilation is not obstructed, leave wardrobe and interconnecting doors open to assist ventilation.

31.6. Check that all windows are tightly closed, including skylights, and ensure that no curtains or newspaper can be caught in the closing of a window as this will siphon any water to the inside of your Mobile Home.

31.7. Drain the water system by following the procedure described in this handbook.

31.8. Turn off the electricity supply at the main switch box.

31.9. Turn off the gas supply and remove cylinder for storage.

Note

32. DO NOT COVER THE MOBILE HOME WITH TARPAULINS OR PLASTIC SHEETING as this can attract damp which will result in corrosion. Ensure that the Mobile Home is securely locked and leave a key at the site office with number and type of Mobile Home and your home address on the label, so that you can be contacted in case of emergency.

Fire Precautions

33. Children should NOT be left alone in a Mobile Home, or any other dwelling within the park area.

34. Means Of Escape - Ensure you know the location and operation of the escape windows and hatches.

35. Keep all escape routes clear.

36. Combustible Materials – Ensure that they are kept clear of all heating and cooking appliances. Each unit should be equipped with an extinguisher.

37. FAMILIARISE YOURSELVES WITH THE FIRE PRECAUTION ARRANGEMENTS ON THE SITE.

38. Ventilation - DO NOT OBSTRUCT THE FIXED VENTILATORS THAT ARE FITTED. YOUR SAFETY DEPENDS ON THESE VENTILATORS.

39. In case of fire:

39.1. GET EVERYONE OUT OF MOBILE HOME.

39.2. RAISE THE ALARM.

39.3. TURN OFF GAS CONTAINER VALVE AND ELECTRIC CURRENT.
